Some Tips For Selling Your House

I have been visiting a lot of houses lately.  Buyers are out looking, but they have become more “picky” as the choices are numerous.

I have some tips for the homeowners, but also for the realtors listing these properties.

Please, listen to your realtor when they say to “declutter”.  Your stuff is very interesting and my buyers enjoy looking at it.  I would prefer that they notice your beautiful fireplace and the new kitchen countertops.  I recently had a buyer recognize the people in the family photos that were everywhere.  They began reminiscing about the times they had spent with the homeowners, and it was hard to steer the conversation back to the qualities of the house.

Look at your MLS printout sheet that you should get from your realtor.  See if they included “DIRECTIONS” near the top of the page.  How many “IMAGES” did they include, and have you seen them?  Are the pictures of your house representative of the qualities you would like to feature?  Are the pictures in focus?  What about the “REMARKS”?  Did your realtor paint a positive and realistic picture of your home?  Did they fill in any of the blanks under the room sizes, the appliances, interior features, etc.?  Are there any errors on the MLS sheet?  We need that information to help us sell your home to the buyers who want to buy it.

Some of the buyers we are working with today have little imagination.  Younger buyers may never have hung a curtain or painted a wall.  If your décor is very customized to your particular taste, you may be losing a sale.  If you can, neutralize your colors and patterns.  Not everyone loves flowers, and foil wallpaper went out in the 1970’s.  Help them love your home.  Watch some of the shows on HGTV, or “Sell This House” on Saturday mornings.

The good news is:  Buyers are out looking.  Let’s capitalize on the opportunity as much as we can and get it SOLD!
