Wow.. that was a long time on the market.. over 1000 days! Any ideas why? Was it overpriced to start with? It looks like a beautiful house.

Julia – It does seem odd doesn’t it? Usually you can just blame it on the price, but I researched the history of this listing and found that it first went on the market in May of 2009. (a particularly bad time for homes over $300,000.) It was on the market for 14 months til July 2010 and they let it expire. It stayed off the market until May of 2012, when it went active and pending the same day – using the same MLS number. I suspect the agent had a buyer for the house that was off the market and then just re-activated the old listing rather than enter it new. You can see how something like that can skew the numbers. They did come off the price by 10% which shows that it was overpriced.
