Our local real estate market has gotten off to a strong start this spring. Low interest rates have prompted many buyers to house hunt. There are many houses on the market and buyers expectations are higher than ever. Buyers are picky. They can afford to be. If they do not like your house they will move on to the next house. First impressions have a big impact on potential buyers. To make the best first impression, keep your home clean, uncluttered and in good repair. I have shown hundreds of houses to buyers and they really do notice all the little details of a house. Here are a few tips to help present your home in a positive manner:
*MOW AND EDGE LAWN ON A REGULARLY. TRIM SHRUBS. FRONT LANDSCAPING SHOULD BE WEEDED AND INVITING.
*PAINT TRIM AND OUTSIDE PAINT IF WORN.
*ENSURE EXTERIOR LIGHTING FUNCTIONS.
*MAKE ENTRY INVITING. PAINT FRONT DOOR. BUY A NEW DOOR MAT.
*SHAMPOO CARPET. CLEAN TILE FLOORS AND TILE GROUT.
*REMOVE STRONG ODORS OF PETS, TOBACCO, COOKING. A LIGHT FRESH SMELL HAS A STRONG IMPACT.
*IF THE WALL PAINT IS LOOKING DULL PUT A FRESH COAT OF PAINT ON THE WALLS. BUYERS STILL PREFER NEUTRAL PAINT COLORS OVER BRIGHT COLORS.
*REARRANGE FURNITURE TO MAKE THE ROOMS LOOK LARGER.
*REMOVE CLUTTER ON COUNTERTOPS AND THROUGHOUT THE HOUSE. EVEN ORGANIZE CLOSETS, PANTRY AND THE GARAGE.
*MAKE SURE LIGHT FIXTURES HAVE LIGHT BULBS IN THEM AND ARE WORKING PROPERLY.
*HANG ATTRACTIVE TOWELS IN THE BATHROOMS. MAKE SURE TUBS, SINKS AND TOILETS ARE CLEAN.
*OPEN THE BLINDS AND CURTAINS TO LET THE LIGHT IN. BUYERS LOVE NATURAL LIGHT IN A HOUSE.
*IF THE BEDDING ON THE BEDS IS WORN REPLACE NEW BEDDING. ALWAYS MAKE THE BEDS.
*KEEP TRASH CANS OUT OF SIGHT.
*FOR SHOWINGS IF POSSIBLE REMOVE PETS FOR SHOWINGS.
*BACKYARDS AND PATIOS SHOULD BE AN INVITING OASIS. OUTDOOR LIVING IS A BIG TREND RIGHT NOW. BUYERS WANT TO BE ABLE TO ENJOY THEIR OUTDOOR SPACE.
*REPAIR ANY FENCES OR GATES THAT MAY NEED IT. IN A BUYERS MIND A FENCE REPAIR IS COSTLY AND TIME CONSUMING.
