Putnam Heights HP Neighborhood Points to Healthy Market

Each quarter, Linda and I compile quarterly market updates for some of our favorite neighborhoods. This time, we thought we’d show you the Putnam Heights Historic Preservation area. This area is rather small, with boundaries of 35th Street on the south to 38th on the north; and one-half block west Classen Boulevard west to Blackwelder/Georgia. We hope you find it informative.

For such a small area, activity remains quite good in the Historic Preservation section of Putnam Heights. The size of the sold homes is slightly larger than the first quarter. Sizes this time ranged from 2003 to 3336 square feet (compared to a range of 1,591 SF to 3,184 SF). The price per square foot ranged from $75.07 to $107.29. The number of sales in the second quarter (three) was not quite as large as the four in the first quarter, but still pretty good. (compare to one in 3Q 2011; one in 2Q 2011 and zero in the three quarters before that). Average sales price per square foot stood at $95.66, much better than the $70.85 at the end of the first quarter. There is one pending (at 1512 NW 35). The best news of all: there are no active listings in there, and nothing expired. It would be hard to find a better seller’s market.
