Every quarter, Linda and I compile market updates for some of the older neighborhoods we deal in. This time, we thought we’d present Aurora. Aurora is a small, often overlooked neighborhood, located between the Las Vegas neighborhood on the east and Crestwood on the west. It’s boundaries are Youngs Blvd. on the east; Villa Ave. on the west; 23rd St. on the north and 16th St. on the south. It was actually platted when Oklahoma was still a territory. However, in recent years, Aurora has not had a lot of activity, but seems to be on the rebound now. We hope you find this informative.

Sales are up again. That means sales were good for two out of the four quarters. Not quite so good: Nothing is pending, which means nothing is in the pipeline. Aurora had four sales in the last quarter of the year. That’s better than the three sales in the second quarter, and much better than the zero sales in the first and third quarters of the year. The number of active listings is up as well. On December 31, there were seven properties being offered. Compare that to three in the third quarter; five in the second; and four in the first quarter. Nothing has been on the market an inappropriately long period of time. The average time on the market before a sale in the fall months was 109 days. That may be a little high, but is nothing to become alarmed about. The average amount of time for the active listings is 49 days. No listings expired. That’s the one figure I don’t mind seeing at zero.
Overall, things are good, and they could be (and have been) a lot worse.
