Linwood Year-End Numbers Look Good

Every quarter, Linda and I prepare market updates for some of the areas we practice in. This time, we present Linwood Place Amended, one of our favorites. Linwood neighborhood is just east of I-44, south of NW 23rd and north of NW 16th. It extends to Drexel Boulevard. We hope you find it informative.

Linwood continues to do well, and topped off the year in much better fashion than 2011. There were three closings. That’s down from five closings at the end of both the first and third quarters and down from six at the end of June. Still, that’s good because the active listing numbers are down. That number stood at five, down from seven at the end of the third and second quarters and equal to the end of March. As a comparison, five is much better than nine at the end of December 2011 or 17 at the end of 2011′s third quarter or 15 in its second. There are four contracts pending, the same as the number of pendings at the end of the third quarter. As a comparison, that’s up both the first and second quarters of 2012. Seven (closed and pending listings together) fits well into the supply/demand ratio. Since I like to see the number of pending and sold listings equal to or greater than the number of active listings, these numbers are good. Three listings expired in the second quarter, the same as the end of the third and up from two in the second quarter.
