Every quarter, Linda and I compile market updates for some of the areas we practice in. This time, we present Edgemere Park. Edgemere Park is a historic district south of NW 36th Street, north of NW 30th Street, West of Broadway Extension and west of N. Walker. We hope you find it informative.

Edgemere Park’s sales numbers are back with a vengeance in the third quarter. Buyers way outpaced sellers in this HP neighborhood, proving once again that Edgemere Park is one of the most desirable neighborhoods in OKC. Overall, there is one on the market and one pending. Compare that to the six sales which occurred, and you can see what we mean. The six sales equal three times what we saw at the end of the second quarter, and twice the number of sales at the end of the first quarter. That’s the best showing in a year (compare with nine sales in the third quarter of 2011). Another interesting fact: for the third quarter in a row, there is only one home on the market. The only number that is lower deals with homes under contract. There is only one, compared to four last quarter. The average sales price per square foot rose to $124.64, up from last quarter’s $109.03 as well as $106.02 at the end of the first quarter (and down only slightly from $137.43 at the end of December 2011). The average sale took only eight days, much lower than 64 days at the end of the second quarter; 46 days at the end of March; or 84 days at the end of 2011. That’s well, well below the metro average. The sole active listing equals the first two quarters of 2012. For the second quarter in a row, there were no expired listings. These numbers are healthy.
