Edgemere Park numbers look good

Every quarter, Linda and I do market updates for various neighborhoods we deal in. This time, I thought I’d share the one we did for Edgemere Park. Edgemere Park is a Historic Preservation neighborhood. Its boundaries are Walker Ave. on the west; Robinson Ave. on the east;  NW 36th on the north; and NW 30th on the south.

Edgemere Park’s numbers in the first quarter of 2012 were small but solid.

There were three sales, the same as the end of 2011 (Still down from 3Q 2011′s nine sales; or six in that year’s second quarter). But it’s better than the two this time last year. However, since there is only one active listing (down from three at year’s end) but yet again two pending contracts, these numbers point to a healthy market where demand exceeds supply. The average price per square foot stood at $106.02 – slightly down from $137.43 at the end of December and 2011′s 3Q of $118.36. The average sale took 46 days, way down from 84 days at the end of 2011 and 77 days at the end of September 2011. That’s below the metro average. The sole active listing is obviously down (three at year’s end, four the end of September 2011) There were no expired listings. These numbers are good.
