Edgemere Park HP district shows respectable activity

Every quarter, Linda and I prepare market updates for some of the neighborhoods we practice in. This time, we’d thought we’d share with you a great Historical Preservation neighborhood, Edgemere Park. This particular district is bounded by 30th Street on the south; 36th Street on the north; Robinson on the east and Walker on the west. We hope you find it informative. By the way: I apologize for the look of the chart, but I can’t seem to get it to line up the way I want. Computers are great, right up to the second they’re not.

Edgemere Park’s sales numbers in the second quarter continue to show less activity than what we generally expect. There were two sales, down one from the first quarter of the year (and the last quarter of 2011). That’s down from 3Q 2011′s nine sales; or six this time last year). In fact, one has to go to the first quarter of 2011 to see numbers this low. However, since there is – for the second quarter in a row – only one active listing (down from three at year’s end) and four contracts pending, the market appears healthy if a little light. The average sales price per square foot stood at $109.03. That’s up from the $106.02 at the end of March and slightly down from $137.43 at the end of December or 2011′s 3Q of $118.36. The average sale took 64 days. That’s up from 46 days in the first quarter but still lower than 84 days at the end of 2011, or 77 days at the end of September 2011. That’s still below the metro average. The sole active listing equals the first quarter and is down from three at year’s end and four the end of September 2011) There were no expired listings. These numbers are healthy.
